More than a dozen businesses have expressed interest in office and retail space that may be coming to downtown Winter Park. They are interested in Battaglia Group Management LLC’s latest project: a three-story, 50,000-square-foot Class A office building with ground-floor retail that’s proposed for 158 E. New England Ave. near Park Avenue. Tenants include high-end restaurants, emerging eatery brands, financial institutions and more.
“We’re in negotiations with a tapas and wine bar restaurant, similar in quality to Prato and Luma on Park,” Brian Grandstaff, principal of Millenia Partners, told Orlando Business Journal. Millenia Partners is handling leasing of the ground-floor retail. “We’ve also seen interest from a national steakhouse for an end cap, and from several other emerging brands that are similar in quality to Park Avenue’s Briarpatch Restaurant. We’re looking for new, emerging brands to contribute to the overall success of the submarket and the building.”
Meanwhile, a financial institution has expressed interest in office space and a ground-floor branch, said Todd Davis, managing director of office services at Colliers International. Colliers is handling the office leasing. Plus, another unnamed business is interested in an entire 15,000-square-foot office floor, Davis said. Office rent is expected to be in the high-$30s per square foot. “If you look at office statistics, there’s really no significant amount of space in Winter Park proper,” Davis said.
Additional leasing opportunities are expected to open up as the project gains steam, Davis said. Battaglia Group will begin seeking preliminary approvals from the city of Winter Park this month or next, and expects to break ground in first- or second-quarter 2017 with completion in early to mid-2018, said Daniel Butts, Battaglia’s chief operating officer.
“We’ve had a handful of letters of intent,” Butts said. “The activity we’ve seen has been positive.”
